1 Standard Rental Contracts

2 Guarantees & Deposits

New immigrants (Olim) may face additional requirements. The security deposit should be returned within 60 days of lease end, minus any documented damages.

Israeli tenants have the right to: a habitable property with functioning utilities, privacy (landlord must give notice before visits), make minor repairs at landlord's expense, renew the lease under similar terms (if the contract includes an option), and receive the full security deposit back if no damage occurred. The landlord cannot enter the property without permission except in emergencies.

4 Practical Tips for Renters

Document everything before moving in (photos, video). Keep all receipts for repairs. Understand that Arnona and Va'ad Bayit (building committee fees) are typically the tenant's responsibility. Utilities (electricity, water, gas, internet) need to be transferred to your name. In shared apartments (Shivtuf), clarify responsibilities in writing.
